Asset light strategy

Club Med is pursuing its Asset Right strategy which aims to establish a balanced portfolio of resorts, focusing on 2 types of operating structure lease Management.

Lease
The Resort is operated by Club Med, which pays rent to the owner of the premises.

Management
Club Med is entrusted with the management of a resort by its owner, who pays it a management commission Capital expenditure as well as operating and maintenance costs for the resort are incurred by the owner.

Thus, Club Med focuses on its core activities: Resort Management & Tour Operating company.

Development criteria

Discover our criteria for opening a new resort

Sun resort

Destination
A preserved and upscale environment with a direct and privileged access to the beach (400m minimum).

Size
15ha with about 50 000m² constructible or a minimum capacity of 900 beds (350 rooms) for existing resorts.

Climate
A long opening period of at least 9 months of the year.

Accessibility
At most 2 hours away from an international airport and in a secure zone.

Activities
A region with a cultural potential to allow Discovery excursions, and available surface area on the site for sports and water sports facilities.

Mountain resort

Destination
A renowned, high-end ski area with direct access to the slopes (ski-in/ski-out).

Size
Min 1.5 ha with approx. 25,000 m2 buildable or, for existing hotels, a minimum capacity of 250 rooms.

Climate
A long ski season and the possibility of opening in the summer.

Accessibility
Less than two hours from an international airport or a high-speed train station.

Activities
Lively resort, with the possibility of doing activities in winter as well as in summer (skiing, hiking, golf,…).

Case study: La Caravelle and Les Boucaniers in the French West Indies

Renovation & extension of Club Med La Caravelle in Guadeloupe

The 2020 project had 3 main objectives:

  • Enhance the Resort’s level of comfort through the renovation and modernization of existing infrastructures, as well as the creation of new offerings.
  • Increase accommodation capacity with the construction of new rooms.
  • Develop international clientele, particularly from North America, by adapting the offering to the expectations of this market.

The operation carried by Club Med is part of the voluntary policy of the regional authority to preserve and increase the attractiveness of the territory by responding to the issues defined in the European Regional Development Fund (ERDF) program.

Budget: €47,350,000

ERDF:

  • Phase 1: €5,000,000
  • Phase 2: €4,841,633.40

Renovation of Club Med Les Boucaniers in Martinique

In 2023 and 2024, the common areas, restaurants, Spa and rooms were renovated, while the sports offering was enriched with the addition of padel courts, completing an already varied range of activities.

The support from the Territorial Collectivity of Martinique through regional aid and European subsidies via the European Regional Development Fund (ERDF) was decisive in the investment decision.

The financing of this project has been made possible thanks to:

  • The support of the Banque des Territoires, which has been assisting Club Med for many years;
  • The entry of a new partner in the real estate company, Alderan, with the tourism investment fund Vadora II, which brings together 146 individual investors;
  • The banking financing granted by a pool including Crédit Agricole Centre France, Crédit Agricole de Martinique, BPI France, and the French Development Agency (AFD)
